Chiang Mai is the second largest city in Thailand after Bangkok. It is located in a beautiful mountainous area. Here it is fresh and cool. The old town of Chiang Mai is famous for its countless Buddhist temples, and remnants of walls and moats have been preserved since ancient times. It is definitely worth visiting! Since I love budget travel, I have prepared a selection of three-star hotels with breakfast included. We save not only money but also time! The image galleries and prices get refreshed with the latest updates regularly. They were last updated on September 27, 2024.

This boutique hotel is located in a small house. It has its own terrace, garden, and outdoor pool. A pleasant secluded place - ideal for a reset.
Guests are offered a continental or American breakfast, as well as traditional Thai dishes, although some visitors note that the variety is not very large. However, the freshness and taste of the dishes are praised by everyone without exception.
The hotel is located in the very center of the old city. It is very convenient to reach almost any place or temple in the central part from here. The only drawback is the nearby school, which can make it quite noisy during the school year.
Spacious rooms ranging from 36 sq. m with a modern design. The style is more western than Asian. There are rooms with views of the mountains and the pool. Important: a deposit is required upon check-in.
Noise from the school across the street: music from early morning, children's screams (so when checking in, ask for a room that doesn't face the school). Insufficient sound insulation. The pool area is small and receives little sunlight, so it can be cold.
Good value for money, cleanliness and comfort, friendly and professional staff, fast internet, located right in the center.
This hotel is suitable for you if you intend to explore the old city on foot, visit temples, and other attractions in Chiang Mai. It is a small boutique hotel, and the breakfast here is quite modest, but it certainly won't leave you hungry.

A modest and charming hotel near the city center with free bicycle rental.
Guests are offered a breakfast in the form of a buffet, continental or Asian. You will find a good selection of fruits, yogurts, various cold cuts, eggs, cereals, and toasts.
Not quite in the center, but very close. The night market is located just nearby, while the hotel itself is on a quiet street. There are many bars and clubs nearby - very convenient for an active nightlife.
Rooms of different categories start with budget 19-square-meter rooms. There are rooms with a patio, balcony, and beautiful view. Guests note the good sound insulation.
The high cost of laundry services, there is no elevator, so you will have to climb the stairs. Breakfast starts later than usual when tourists leave for excursions. The interior design is not very interesting.
Good hotel for the money, there is a small gym, convenient location, bike rental.
I would recommend this hotel to young couples, solo travelers, or groups of friends who want to experience the nightlife of Thailand, don’t mind walking or biking to the center, and appreciate the affordable price of this hotel.

Boutique hotel with stylish rooms, free bicycle rentals, and parking.
The included breakfast consists of a limited selection of dishes, and everything else needs to be ordered from the restaurant. There are no vegetarian options.
The hotel is located far from the center. It is a good place for those who have a bike or a car, as well as an excellent stopover for traveling north in the country.
The area of the rooms is from 24 sq. m, and each offers a magnificent view of the mountains. Many categories include breakfast and parking. Cleaning is carried out daily, and two bottles of water are provided.
If you plan to stroll around Chiang Mai and do not have your own transport, then this location is not suitable for you. Many guests were dissatisfied with the limited breakfast options. There is practically nothing within walking distance in the area.
Good price, this is a very affordable budget hotel. For this price, you get decent quality services, friendly and helpful staff, clean and comfortable rooms with not only beds but also a seating area (with an armchair or sofa).
I recommend this hotel for travelers with a car or a bike – otherwise, you will spend a lot of money on taxis, and the budget-friendly nature of this hotel will be lost. If you have your own transportation, then this option is quite successful.

A nice small hotel across the river from the old town with a library and parking.
Breakfast is served on the patio next to the pool. The buffet features delicious dishes and a sufficient selection of Asian and European cuisine: eggs, sausages, cold cuts, toast, rice, juices, and fruits.
The hotel is located in a nice area, near the river and many restaurants and shops; there are places to take a walk. The night market is also very close.
Spacious rooms with a balcony and view of the garden or pool. The balcony has a table and chairs, so you can comfortably settle in on a cool morning or evening, relaxing after a busy day or gearing up for one.
There is no elevator - if you have a lot of luggage or find it difficult to walk up the stairs, please request a room on the ground floor. There are a lot of mosquitoes.
Affordable price, a nice small pool, which is quite enough to cool off. Convenient location, cozy atmosphere, and plenty of greenery.
I recommend this small and cozy hotel to budget travelers. Here you will get everything you need for a reasonable price: breakfast, a good location for walks, a pool, a clean and bright room.
Daria Martin
Classic-style hotel for a wooden guesthouse in Thailand. At the same time, it offers comfortable conditions and is located in the center of the old town.
A simple breakfast, however, it has everything you need: eggs, toast, local fruits, and desserts. If you need to leave early in the morning, the hotel staff will offer to pack a snack for you.
Central district, next to the south gate of the old city. Nearby there are many shops, restaurants, cafes, and a street food market. It will also be easy to reach the famous temples.
There are only 7 rooms in the hotel, so it is very quiet here. Their area is 30 square meters, many of them have beautiful views and a predominance of authentic wooden decor. The rooms are very cozy, the beautiful dim light creates such an atmosphere.
There is no refrigerator in the rooms, and some guests have complained about the operation of the fan.
Wonderful location, cozy little hotel, beautiful lobby with a pond with fish, lots of trees, and traditional style interior.
A charming and fairly budget boutique hotel for a peaceful stay and walks around the city. Suitable for a stay of a few days.
